What Moves the Priceof a Roof Repair.

Scaffold or Ladders

A single slipped tile on a bungalow can be a ladder job. Anything more, or anything two storeys up, needs scaffold, and that is often the biggest single line on a small repair.

How Much Is Coming Off

Replacing a few tiles is a morning. Stripping a slope back to the rafters, re felting and re battening is a different job with a different price.

What the Roof Is Made Of

Concrete interlocking tiles are the cheapest to match. Natural slate, clay plain tiles and anything hand made cost more and take longer to lay.

The Details That Take Time

Valleys, chimneys, dormers and hips take the time. A plain rectangular roof is quick; a roof with four chimneys and two valleys is not.

What We Find Underneath

Rotten battens or a perished felt change the job. We photograph anything we find and price it before we carry on, never after.

Whether It Is an Emergency

Making a roof safe at ten at night in the rain is a different job from booking it in for next Tuesday. We will always tell you if it can wait.

No. Quotes and leak inspections are free, and there is no obligation to go ahead. If we think a repair will do rather than a new roof, we will tell you that.

Can you come out in an emergency?

Yes. We run a 24 hour emergency call out for leaks, storm damage and fallen tiles. We make the roof safe and watertight first, then quote for the permanent repair.

How long does a new roof take?

A typical house re roof takes around one to two weeks once the scaffold is up, depending on the size of the roof and the weather. We will give you a timeline with your quote.

Do I need scaffolding?

For anything more than a small repair, yes. Scaffold is safer and it lets us work faster, which usually costs less overall. It is included in the quote so there are no surprises.

How much does a roof repair cost?

It depends on whether the job needs scaffold, how much of the roof is coming off and what it is covered in. A single slipped tile reached from a ladder is a small job. A slope stripped back to the rafters is not. We survey first and give you one itemised written price, and it is free either way.

Do I need a repair or a whole new roof?

Most roofs we are called to do not need replacing. If the covering is sound and the problem is one failed detail, a repair is the right answer and it is what we will quote for. We will tell you when a roof is genuinely at the end, and show you photographs of why.

How long does a roof last?

Concrete interlocking tiles usually 40 to 60 years, natural slate often a century or more, clay plain tiles similar. The covering normally outlives the felt and battens underneath it, which is why an older roof can look fine from the ground and still be letting water in.

Why is my roof only leaking in heavy rain?

Wind driven rain gets under a covering that copes fine with rain falling straight down. It usually points at a failed detail rather than a failed roof: lead around a chimney, a valley, or a gap where two slopes meet.

Do you work on commercial buildings?

Yes. Our Confederation of Roofing Contractors listing covers domestic and commercial, and we do flat roofs, industrial sheeting and cladding as well as houses.
